Quality work. Affordable. Fast. Courteous and professional. We can’t say enough good things about Manuel and his team and the half bath they added for us in the upstairs of our home. They took special attention to detail, spacing, tile work, joints, seems - all very important to me. The kept their work area clean. When unexpected items came up they communicated. The plumbing for the bath was going to have to come from back of house. Unfortunately the joists ran the opposite direction so the plumbing lines would have to run along the ceiling of our living/dining room, outside of the floor joists. We explored different options with his team and the plumber. We ended up doing a central build out which meant they had to replace the lighting and add all new can lighting (we loved it so much we had them upgrade the lighting in our kitchen as well). This central build out then turned into a beautiful archway in the bathroom to conceal where the plumbing lines had to turn down. They got all of this additional work completed in a matter of days, sticking to our original timeline and budget. Silva will be doing all of our future remodeling work. See more See less

Silva Remodeling was referred to us by a neighborhood friend, and the project entailed a poured a concrete pathway around the corner of our house through the backyard, connecting the driveway to the deck steps, and an additional pad for an outdoor storage shed. They came out and did an estimate, delivered a quote the next day, and were able to schedule a few weeks out, giving us a chance to get HOA approval (which took the most time of the whole project). The pathway project took 3 days, a day of prep, a day of pour, and then a day of finishing. The results came out better than expected, even with a minor adjustment to the plans. Manuel tore down an existing deck and rebuilt it slightly bigger and added a large pergola. Total deck is now about 220 sq. ft. and pergola is about 12' by 12'. The project took about 7 working days in the midst of frequent rain, which he sometimes worked through. (He has an assistant who was also a good worker.) He communicated well, showed up when he promised every time, worked quickly and was very pleasant to work with. We made a couple of design adjustments in the middle of the project and he adapted easily. He has a pretty good design sense and added some new features that we did not have before, like fascia boards that I had not thought of but now appreciate. He also has a very reasonable payment schedule and let me pay directly for materials, which meant no markup and I could get the credit card points. There are a few places where fit and finish are a bit less than perfect, but the finished project is very nice, certainly better build quality than the previous deck. He also has a good relationship with the folks at the Deck Superstore, where he suggested we purchase materials. Both the salesperson and driver I dealt with new him and thought highly of him.
